Amenia Town Board approves inspection costs for possible workforce housing site

AMENIA —  After discussion, the Amenia Town Board accepted drafts of three resolutions to fund home inspections in connection with the town’s possible interest in creating one unit of affordable housing. The action was taken at the board’s regular meeting on Thursday, July 20.

The existing home at 74 Lake Amenia Road could become the town’s first unit of workforce housing. The next step in helping the town to determine whether to acquire the property and seek funding for the project would be to meet requirements outlined in a letter received from the Dutchess County Planning group.  That letter identified what the planning group termed “deficiencies” in the home before it could be considered to be suitable for occupancy.

Since receiving the letter, councilmembers have continued debate over the nature of those deficiencies, whether they are minor and easily remedied as some believe, or whether they might prove potentially too costly to repair.

One of the earliest steps to be taken, however, is to arrange for home inspection and required testing to detect the presence of lead paint, radon, insects and any septic problems.

Charlie Miller, representing the Amenia Housing Board, reported to the town board that multiple estimates for the inspection work had been obtained and that his board was ready to recommend acceptance of one of the bids for what is called a “Home Quality Inspection.”

The property may hold a second benefit to the town for its acreage and location appearing to be an advantageous site for a modern wastewater treatment building.

Wanting to move ahead on the necessary inspections, town board member Leo Blackman distributed three resolutions that he had drafted. Board attorney Ian Lindars examined them and found them acceptable, offering only a few amendments. The resolutions would transfer funding from the Workforce Housing Trust Fund in the amount of $3,365 to cover the cost of the inspections.

The vote on the resolutions was divided, with all town board members voting to approve but Town Supervisor Victoria Perotti voting “no” on each. Councilmember Damian Gutierrez was absent from the meeting.
