STANFORD — The median sale price of a home in Stanford reached $675,000 for the 12 months ending July 31, 2026, up 14% from $590,500 during the previous 12-month period and 21% from $560,000 during the 12 months ending July 31, 2024.
The median has hovered around $675,000 since December 2025, with prices remaining strong as the number of sales declines.
Single-family home sales remained slightly below Stanford’s three-year annual range of 30 to 45 and far below the 80 sales recorded in 2021. A total of 29 homes were sold during the 12 months ending July 31, 2026, down from 40 during the same period a year earlier and 33 during the 12 months ending July 31, 2024.
As of early September, 14 single-family homes were on the market. Nine were listed above $1 million, while only one was priced below the $675,000 median.
