Silo Ridge property transfers top $15M in late spring

AMENIA — Newly released Dutchess County property transfer records provide the first official look at private sales in Amenia’s Silo Ridge Field Club between March and June, adding more than $15.6 million in transactions that were not reflected in previously reported monthly sales.

For most towns, official transfer releases add a few additional private sales similar to publicly traded results, but the homes and land which traded hands in the Silo Ridge Field Club in the Town of Amenia affect total sales volume significantly.

In the last four months, six homes were sold in Silo Ridge totaling $15,613,000. The high-value homes and condominiums at Silo Ridge increase Amenia’s taxable assessed value, helping spread the school tax levy across a larger tax base. They do not affect the town’s median home sale price, which remained among the lowest in Dutchess County at $389,000 at the end of June.

The increase in the total assessed value of all Amenia real estate has reduced the Webutuck Central School District tax rate by 30% from 2010 to 2026 in large part due to home valuations in Silo Ridge. In contrast, the Millbrook Central School District tax rate in the Town of Washington has risen 67% in the same time period.

The additional property transfers listed below were not included in previously reported public monthly sales.

March transfers

507 Pheasant Run — Silo Ridge 4 bedroom/4.5 bath 3,423 square foot town house sold for $4,885,000 to John Stuadinger.

40 Roundabout Way — Silo Ridge 2 bedroom/2.5 bath 1,929 square foot town house sold for $2.75 million to Susan Hartong Trustee.

67 Kent Road — 4 bedroom/2 bath antique house on 13.54 acres sold for $240,000 to Winter Work Project LLC.

April transfer

352 Old Route 22 — 4 bedroom/2.5 bath home on .83 acres sold for $430,000 to Sheldon Skaggs.

May transfers

Smithfield Way (#192471) — 64.67 acres of vacant farm land sold for $1 million to FoxRace2 LLC.

5 Morton Place — 3 bedroom/1 bath home on .34 acres sold for $375,000 to Arnold Furman.

703 Butts Hollow Road — 2 family home on .85 acres sold for $325,000 to Michael Hucey.

316 Wood Duck Road — Silo Ridge .33 acres of vacant land sold for $2,008,000 to Silo Ridge Partners LL24LLC.

Wood Duck Road (#801674) — Silo Ridge .4 acres of vacant land sold for $2 million to Silo Ridge Partners LL18LLC.

Wood Duck Road (#802647) — Silo Ridge .56 acres of vacant land sold for $2 million to Silo Ridge Partners LL21LLC.

Wood Duck Road (#803660) — Silo Ridge .48 acres of vacant land sold for $2 million to Silo Ridge Partners LL19LLC.

In “Girlbomb: A Halfway Homeless Memoir,” published in 2006, author Janice Erlbaum wrote about the years after she left her family’s Brooklyn apartment at 15, moving through shelters, group homes, squats, clubs and the streets of 1980s New York while somehow continuing to attend high school. The book has sold more than 75,000 copies, stayed in print for two decades and continues to find new readers.

Now Erlbaum, 57, lives in Millerton and on Saturday, Sept. 5, at 7:30 p.m., she will celebrate the 20th anniversary of “Girlbomb” with a reading at Black Rabbit Dispensary. The event is open to the public and will be livestreamed on Instagram.

On Sunday, Sept. 6, PS21 in Chatham, New York, will host a celebration of community through dance at its second annual Dive Barn performance at the organization’s Dance Barn.

Dive Barn is the brainchild of dancer, teacher and choreographer Sayer Mansfield, who has dedicated her life to contemporary and experimental dance. She studied in the Department of Dance at NYU Tisch School of the Arts and at the Salzburg Experimental Academy of Dance. She’s performed with companies including Pilobolus, Compagnie Marie Chouinardand Mark Morris Dance Group. Her work has been featured in films including “Little Women,” “Maestro” and “Sproutland.” She has served on the faculties of Jacob’s Pillow, Phillips Academy Andover, as well as Harvard and Yale Universities.
