Washington home prices hit historic high of $907K

WASHINGTON — Median home prices in the Town of Washington and Village of Millbrook reached a record high of $907,500 for sales recorded during the 12-month period ending Aug. 31, 2026.

The median was 30% higher than the $700,000 recorded during the previous 12-month period and 84% higher than the $492,500 recorded for the comparable period ending Aug. 31, 2024.

Despite rising prices, sales activity remained near its lowest level in 20 years. Thirty-two single-family homes sold during the 12 months ending Aug. 31, down from 45 during the previous 12-month period. Sales peaked during the COVID-19 housing boom, with 64 homes sold during the 12 months ending in October 2021.

In mid-September, 47 properties of all types were listed for sale or rent, including seven commercial properties in the center of Millbrook. Of the 25 single-family homes listed for sale, 15 were priced above $1 million. Nine were listed at or below the current median price of $907,500, including just one below $500,000.

119-125 Butts Hollow Road — 184 acre horse farm transferred to Alain Wertheimer for $9,546,000.

477 Canoe Hill Road — 3 bedroom/2.5 bath home on 5 acres transferred to James Underwood Sallada for $750,000.

97 Valley Farm Road — 3 bedroom/5 bath newly constructed house on 5.2 acres over 6 parcels of land transferred to Zaz 1 LLC for $2,725,000.

247 Mabbettsville Road — 2 bedroom/1 bath home on one acre transferred to Joshua Schacter for $765,000.

12 Neighborly Lane — 3 bedroom/1 bath cottage in poor condition on .22 acres transferred by US Bank NA of West Palm Beach to Nelson Manuel Lopez Jarez for $69,900.

Oak Summit Drive (Parcel#436337) — 24.4 acres of vacant land transferred to Ingrid von Werz for $450,000.

Backgammon of Northwestern Connecticut has added a third location to its weekly gatherings, bringing friendly competition, conversation and pizza to The White Hart Inn in Salisbury every Wednesday at 5 p.m. Founded four years ago by Sharon resident Roger Lourie, the group has grown from a handful of players to a mailing list of 70. In addition to Wednesday evenings at The White Hart, the group offers free lessons at the Hotchkiss Library in Sharon on Wednesdays at 2 p.m. and social play at Le Gamin Cafe on Saturdays at 9 a.m.

There are no membership fees, and players of all skill levels are welcome.

AMENIA — About 80 residents gathered in Town Hall for a public hearing on Cascade Creek, a 26-unit housing development being considered by the Planning Board. Holding the hearing open until Wednesday, Nov. 11, to allow for the gathering of any additional written comments, the Planning Board agreed to meet with the developer in the interim to discuss residents’ concerns.

Proposed by the Poughkeepsie nonprofit Hudson River Housing, the 24-acre site on Cascade Road would be divided into 26 residential lots to be used for single family workforce housing, modular in design, on quarter-acre lots. The homes would be sold to first-time home buyers who would each be eligible for funding to assist with mortgage down payments.
