WASHINGTON — Median home prices in the Town of Washington and Village of Millbrook reached a record high of $907,500 for sales recorded during the 12-month period ending Aug. 31, 2026.
The median was 30% higher than the $700,000 recorded during the previous 12-month period and 84% higher than the $492,500 recorded for the comparable period ending Aug. 31, 2024.
Despite rising prices, sales activity remained near its lowest level in 20 years. Thirty-two single-family homes sold during the 12 months ending Aug. 31, down from 45 during the previous 12-month period. Sales peaked during the COVID-19 housing boom, with 64 homes sold during the 12 months ending in October 2021.
In mid-September, 47 properties of all types were listed for sale or rent, including seven commercial properties in the center of Millbrook. Of the 25 single-family homes listed for sale, 15 were priced above $1 million. Nine were listed at or below the current median price of $907,500, including just one below $500,000.

97 Valley Farm Road — 3 bedroom/5 bath newly constructed house on 5.2 acres over 6 parcels of land transferred to Zaz 1 LLC for $2,725,000.
247 Mabbettsville Road — 2 bedroom/1 bath home on one acre transferred to Joshua Schacter for $765,000.
12 Neighborly Lane — 3 bedroom/1 bath cottage in poor condition on .22 acres transferred by US Bank NA of West Palm Beach to Nelson Manuel Lopez Jarez for $69,900.
Oak Summit Drive (Parcel#436337) — 24.4 acres of vacant land transferred to Ingrid von Werz for $450,000.
