MILLERTON — The median home price in the Town of North East reached $525,000 for the 12-month period ending July 31 — up 3% from the previous year and a 26.5% jump from $415,000 in July 2024.
Sales activity, however, remains slow. A total of 24 single-family homes changed hands over the past 12 months, down slightly from 26 sales in the prior period. Both years mark a notable drop from the 40 sales recorded during the peak 12-month stretch between August 2023 and July 2024.
The market showed a clear divergence between village and rural properties. Fourteen of the past year’s 24 residential transactions took place within the Village of Millerton, accounting for over half of the town’s total volume. Village homes logged a median price of $410,000, while homes outside the village — typically newer construction on larger acreage — fetched a median price of $690,000.
Inventory going into late summer remained healthy, with 15 active residential listings at the end of August. Eleven of those homes were listed above the $525,000 median, five topped $1 million, and roughly half had undergone price reductions.
Land listings remained steady, with nine active parcels on the MLS, including three large estate lots on Skunks Misery Road ranging from $1.45 million to $3 million, alongside two on McGhee Hill Road offered at $475,000 each. The town’s four active residential rentals were all listed below $3,000 per month.
